Ari Rastegar is an American real estate investor, entrepreneur, and author with a significant presence in the commercial real estate sector. Rastegar has developed more than 3.5 million square feet of property across the United States and has been featured in publications such as The Wall Street Journal, Forbes, and The New York Times. Referred to as "The Oracle of Austin," Rastegar is recognized for his data-driven approach to real estate investment, particularly in America's Sun Belt, and his focus on sustainable community development.
Rastegar earned an undergraduate degree from Texas A&M University and attended law school at St. Mary's University, where he began investing in real estate. He launched his career with two $3,000 loans, one from a friend's father and another from scholarship funds. After gaining experience in New York's financial sector, Rastegar returned to Texas to found Rastegar Capital, a private real estate investment firm based in Austin. The company later rebranded as Rastegar Equity Partners and then Rastegar Property Company. The firm operates as a vertically integrated real estate company, managing all aspects of the investment lifecycle, including acquisition, design, construction, and property management.
Rastegar has invested and exited in 38 cities, 12 states, seven asset classes, and two countries. His investment strategy focuses on acquiring recession-resilient assets, with an emphasis on vintage multifamily properties in high-growth Sun Belt markets. Notable projects include the planning of the world's tallest living wall at 1899 McKinney in Dallas, the development of 600,000 square feet of industrial space near the Tesla Gigafactory outside Austin, and luxury rental properties in Dallas and Phoenix. The firm has managed a portfolio valued at $1 billion in projects. Rastegar has been featured on the Commercial Observer Power 100 list as its youngest inductee.
Rastegar authored the book "The Gift of Failure," in which he shares his experiences overcoming adversity and highlights the importance of resilience and discipline in real estate and entrepreneurship. He has appeared on ABC's Morning Blend to discuss "The Gift of Failure" and his journey in the real estate industry. Rastegar supports charitable organizations such as Save the Children and Big Brothers Big Sisters. Through public speaking, media appearances, and writing, Rastegar shares insights on real estate investment, entrepreneurship, and personal development with audiences across industries.
